Senior Pre-Construction Manager

Position Summary:

The Senior Pre-Construction Manager is required to support the healthcare clients’ capital project initiatives. This includes utilizing client data to estimate project costs and optimizing project delivery methods. The individual must possess a strong understanding of all aspects of the healthcare development process and a strong track record delivering positive project outcomes. The Senior Pre-Construction Manager will partner with key organizational and operational leaders to identify and achieve priorities, goals, and objectives for each initiative. This includes coordinating the efforts of internal and external team members in order to support client goals and objectives.

Essential Duties and Responsibilities:

  • Interface with client’s administration, PDC (Planning, Design, & Construction) staff, and vendors
  • Guide clients in identifying, structuring, and implementing long-term PDC goals.
  • Review, analyze, and recommend improvements to clients on project processes, project controls, and project data management.
  • Maintain, refine, and utilize database analysis tools to create cost and schedule projections for prospective capital projects. Use projections to assist clients in assessing financial feasibility and refining feasibility studies
  • Develop in-depth capital project analyses for client that provides actionable insights through detailed analytics, reports, and visual representations of data.
  • Analyze information from Guaranteed Maximum Price (GMP) proposals, detailed construction estimates, project schedules, and other sources.
  • Review Subcontractor bids and Construction Manager (CM) bid analyses for compliance, accuracy, and costing.
  • Review General Conditions/General Requirements (GC/GR) estimates for accuracy and compliance.
  • Evaluate the adequacy of all construction allowances and contingencies.
  • Negotiate GMP proposals and pricing.
  • Prepare cost recovery reports for client and project team review.
  • Review contracts, specifications, and pricing clarifications to assess project costs and schedules for comprehensiveness, quality, and risk.
  • Collaborate with clients to assess risks, deploy analytics, and drive informed operational decisions.
  • Assist clients, planners, and internal partners performing project feasibility studies.
  • Perform site analysis and investigations.
  • Prepare progress and status report presentations to clients’ administration, boards, and committees.
  • Create benchmarking reports for capital projects to compare proposed costs and schedules with internal and external benchmarks.
  • Lead Architecture (A/E) and Construction Manager (CM) qualification, selection, and contract negotiations.
  • Collaborate with others within the Company to reach client goals and objectives as well as overall Company success.

  • Promote the services of the Company through thought leadership, speaking engagements, client leadership

Knowledge, Skills, & Abilities:

  • A Bachelor’s degree in Architecture, Engineering, Construction Management, or related design/construction field is preferred.
  • A minimum of eight years of healthcare design/construction project experience, including projects of $100+ million and all phases of project delivery.
  • Must be able to demonstrate a high level of professionalism and performance leading planning, design, preconstruction, contract negotiations, cost control, scheduling, and team coordination activities.
  • Excellent project budgeting, contract negotiations, and scheduling skills are essential for success in this position.
  • Experience gathering and tracking quality data relating to budgets, schedules, trends and actual cost.
  • Strong written and verbal communication skills with the ability to analyze data to the client and team to achieve project goals.
  • Strong interpersonal skills with an ability to interact with executive level, external and internal, healthcare clients.
  • Strong ability to multitask, work independently and manage multiple workstreams and initiatives concurrently.
  • Must have proficient knowledge of Microsoft Office (Word, Excel, Outlook). eBuilder and/or Kahua experience is preferred.
  • Aptitude for learning and applying new concepts, frameworks, and emerging technologies such as PowerBI.

Minimum Qualifications:

  • Bachelor’s degree (B.A.) from a four-year college or university, preferably in Architecture, Engineering, or Construction Management; and eight years’ related construction experience and/or training; or equivalent combination of education and experience. Experience with medically related construction is preferred.
